DIAGRAM IRQ Funds SICAV a.s., sub-fund Real Estate Alfa, is the first of our funds. It is a qualified investor fund primarily focused on residential real estate.

Financing Structure

In addition to our own equity, our projects utilize appropriate mezzanine and senior construction financing. This financing is always tied to a specific project and secured by it.

As a result, no equity profits are released from a project until the relevant financing has been fully repaid.

We also strictly adhere to risk isolation principles across individual projects, in line with the highest banking standards.

Low Costs for Investors

Compared to our competitors, we pride ourselves on offering the same terms to both smaller and larger investors, along with a very low fee structure. Beyond the basic management fee, we do not deduct any additional share of profits — no performance or profit-sharing fees are charged to investors.
